As this list grows, we will reorganize it into multiple pages.
A unique aspect of this services is that we will
cross-reference listings to the local area representatives, including GUIDE
Area Profiles when available (which can provide many useful links to more
details and contacts for an area). Regional maps are available for
quick reference, as well as lists of companies so that one can see at a
glance some of the the major firms operating in the same local area or
region.
This business does not focus exclusively on corporate real
estate or "site selection" issues, but they are important aspects of
investment decisions, especially for large projects for which suitable sites
or buildings may be hard to find in some areas.
Sometimes finding the "right" available facility at the
right price can be a critical factor for a project location decision, or
lead to faster action. More often, however, there are far larger
business issues at stake than finding a suitable property.
Thus, although we have no intention of becoming a "listing
service" for corporate real estate in general, we do plan to highlight some
of the unique sites or facilities which are brought to our attention by
participating areas, property owners, or their agents.
Like other GUIDE services (Globally Uniform Investment
Data & Experience), the basic principle behind these listings is to bring
some degree of consistency and consolidation to the otherwise scattered and
inconsistent promotional materials, so that it becomes easier for executives
and their advisors to find what they need.

This list of may properties may
help companies at the exploratory "long list" or "short list" stages of
business location searches by highlighting unique opportunities in areas
which are actively promoting investment and may have skilled workers
available to quickly meet the needs of major investment projects.
There are various sources of more comprehensive property
information. In the US market, there are services such as LoopNet and
CoStar, as well as the information maintained by various corporate real
estate networks and economic development magazines.
The property listings provided here are simply intended to
selectively organize information about major sites for which knowledge may otherwise be
spread across many sources, such as the websites of many area
representatives or local corporate real estate firms, as well as the
websites of the property owners
We're just trying to make it easier for the "supply" and
"demand" sides of this market to come together efficiently in the context of
potential transactions for major sites and facilities. Since
executives often need help when searching for major facilities, or when
disposing of them, we're just trying to make the process easier.
We charge for these listings, as explained in the section
about adding a property listing,
but that is mainly to avoid being inundated with requests which would waste
our time or simply clutter up this list, thereby making it less useful to
executives and their advisors. We want to keep it fairly selective,
highlighting opportunities which executives might not easily find by other
means. |
| Criteria for listing
properties : The Supply Side |
The Demand Side : Help
finding a location or major property |
| This section will selectively
highlight major properties (sites or facilities) which may present special
opportunities for the right major investor, but which otherwise may be hard
to market.
For example, facilities which are larger than 100,000 sq
ft or sites which are larger than 20 acres are not needed very often
by companies, as contrasted to facilities in the 10,000 - 50,000 sq ft range
on just a few acres. Since we focus on the support of major projects
(likely to create 50 or more jobs within 3 years), this list will generally
focus on larger sites, but there is no absolute rule about the size.
The main criteria is that the property should be
potentially valuable for major projects, rather than something which has
been dumped in bad condition or with liabilities which would not make it
relevant for good projects on a fairly fast timeline.
We also want to focus on places where the local area
representatives are highly motivated to work with the current property
owners and potential investors to support a project, whether or not this
involves significant financial incentives to encourage the deal.
When a company needs to sell or lease such real estate,
perhaps in the wake of company consolidation, relocation, or growth into
larger facilities, it can be difficult to find a new buyer or tenant.
If the facilities were designed for very specific purposes (food processing,
pharmaceutical production, call center operations, data centers, unique site
infrastructure, etc.), that can also limit the potential market. On
the other hand, that can make the facilities of special interest to the
right potential investor, who might have trouble finding them.
Thus, on the "supply" side, we can help to highlight such
major facilities so that it is easier for executives to find them when of
potential interest. We will do this by linking to the relevant
property descriptions on other websites, and highlighting them here.
If you find a facility in this manner, please let us know, since it will
help us to improve the service. One of the
complications of the corporate real estate business is that knowledge tends
to be very local, despite networks for coordinating "multi-city" or
international assignments.
For example, a company may want to compare several cities
in Europe, but the CRE professionals will typically just know the real
estate market in their own cities very well, as local area representatives
do. They may not be in a good position to objectively compare the
choices between cities or countries from the corporate perspective for other
business issues, which will typically dwarf the impact of real estate cost
differences. They may be able to provide some useful comparative data
from their own areas, and some firms offer their own consulting services to
try to pull such information together in support of their clients, but it is
worth talking to independent consultants about how their work differs.

We privately address site search needs when executives
request our assistance, whether for an open or confidential search.

We can selectively distribute an anonymous profile of
facility search requirements so that area representatives and corporate real
estate professionals can identify anything which might match the needs of a
project. This is also explained in the
Projects
section. This can be helpful at an exploratory stage of planning, but
is not a substitute for the use of a professional location consultant for
the selection work.
When confidentiality is not a major factor, it can be very
helpful to identify the company executive who is making such a request with
our assistance, so that our contacts with potentially relevant sites can get
in touch directly to clarify whether they may in fact have a site which
meets the expectations.
Area representatives and CRE professionals may be more
responsive when a search is not confidential, or when the project parameters
are fairly clear, because that makes them more confident that the search is
not just a waste of their time. We can also
introduce top location
consultants at any stage of the planning process, but we have found
by experience that executives often wait until far too late in the planning
process to retain their services. They can deliver higher value when
they are involved from the earliest stages of strategic and project
planning. It is false economy to pull them in at the last minute just
to help compare a few sites.
Although the corporate real estate networks and listing
services may be very helpful, there are some markets in which their coverage
is limited, and executives may sometimes want to conduct a search
independently of a particular service provider, especially at an early,
exploratory stage when project plans are confidential, or when the
parameters for the project may change. Multi-city or cross-border
searches for a new business location are very different from a local "site
search" among available properties, such as when expanding near an existing
facility.
Note that independent
location consultants do far more than just look for sites and facilities.
They identify alternatives and objectively
compare them, including field research to verify critical requirements according to the full range of issues for
the choice of
a new business location (not just real estate attributes). They are often
misperceived as "site selection" consultants, as though they just select
real estate. They are selecting a place to do business, typically for
a very long time, so there is usually much more at stake than the real
estate aspects of the project.
In short, the difference between the present value of an
acceptable and an excellent location choice can be enormous. Top
consultants have been doing this sort of work for decades because they
deliver high value for clients repeatedly.
The "payback" for good location consulting work is usually
excellent. Project risks and timelines can be reduced, lower cost
solutions can be found, and places may be found where company performance
can be significantly better than alternatives which might have seemed
attractive at first glance. Cost and incentive negotiations can also
improve the value. This is one specialty in which good consultants
deliver high value, but it is also an area in which capabilities and
approaches differ, so one needs to choose the consultant carefully for a
particular project. We can help.

indicated above The income related to this service is
not expected to be material relative to the other sources of revenue for
this business. It is not intended to become a major feature with many
listings, unlike a service such as CoStar or LoopNet. Instead, it is
expected to be more selective, featuring a very limited number of properties
and leading brokers in participating areas.
If we made it free, however, everyone would want to use
it, and we could waste a lot of time which should be spent on other work.
This fee level is expected to be sufficient to sustain the listing service,
without really expecting it to be very profitable unless many brokers decide
to participate on a success fee basis, and get good referrals out of this
process. |
